11 Million Tenants Gain New Rights as Act Takes Effect
The Renters' Rights Act came into force on 1 May 2026, giving 11 million private tenants in England major new protections. No-fault evictions are now banned, rent increases capped to once per year, and bidding wars outlawed. Landlords who raise rents beyond market value or evict without legal grounds face tribunal challenges and council fines of up to £7,000.
