Renters' Rights Act 2025 Becomes Law With Sweeping Reforms to Private Rental Market
On 27 October 2025, the Renters' Rights Act became law, ending Section 21 evictions and fixed-term tenancies in England. The legislation introduces rolling contracts, lets tenants dispute rent hikes, bans discrimination against families and benefit claimants, and extends Awaab’s Law to private rentals. Implementation begins December 2025, starting with increased local council enforcement powers, while the main legal changes are expected to take effect during the first half of 2026.
